The Tivoli Hotel in Innsbruck has recently undergone a major transformation, thanks to a €4 million investment from Union Investment.
Originally opened in 2011, the building was operated under the Ramada brand until July 2021, before being managed by the HR Group in 2022. Until recently, it was known as the Tivolihotel Innsbruck, but it has now been rebranded as Hilton Garden Inn following a complete renovation.
Hilton Garden Inn signed a franchise agreement with the HR Group to manage the hotel. The property has been part of the immofonds 1 public real estate fund portfolio since 2015. This strategic repositioning enhances the hotel’s appeal and increases its value.
“This modernization is a striking example of the opportunities offered by active asset management. We identified the hotel’s untapped potential, and with this complete renovation and the choice of a new global brand, we were able to create real added value for immofonds 1.” - According to Thorsten Purkus, Head of Hospitality Asset Management at Union Investment
The property is located south of Innsbruck’s old town, directly across from Olympia World, Tivoli football stadium, and the Olympia ice rink. Renovation work, carried out between November 2023 and October 2024, modernized the 159 rooms, public spaces, and the restaurant and bar area. On the 11th floor, the new Tivoli restaurant offers regional cuisine and a panoramic terrace with breathtaking views over the city of Innsbruck and the Alps. A space dedicated to seminars and small-scale events has also been created to meet the professional needs of visitors.
