The first observation was that Tbilissi today has little to offer in terms of upscale international hotels, but the destination is high on the priority list for several hotel groups that have substantial projects which they will soon be rapidly developing. It was therefore important to find the most appropriate positioning in order to differentiate this project from the competition and affirm its economic viability.

HTR Magazine: What were the first observations and recommendations from your market study?

We study most particularly the parameters of the market, segment by segment, and we can create an operating account over 10 years and a business prediction over 5 years. For the InterContinental Tbilissi, the GOP could be positive from the very first year, given the salary levels and the local conditions of operational costs. To this, we add the projection of the evolution of costs, which will naturally rise as the interest in the destination increases for large hotel groups.The first observation was that Tbilissi today has little to offer in terms of upscale international hotels, but the destination is high on the priority list for several hotel groups that have substantial projects which they will soon be rapidly developing. It was therefore important to find the most appropriate positioning in order to differentiate this project from the competition and affirm its economic viability. Given the building’s originality and history, the recommendation was to turn it into a luxury hotel with a limited number of rooms, enabling higher quality of services and higher rates, which differentiated this hotel from other big projects being developed.HTR: Is market information easy to gather?Local actors, international companies with local offices and airline companies are anxious to see the market develop. They all have a very receptive attitude and collaborated closely with us by giving reliable and precise information about their needs and about acceptable pricing for the region.
