Berlin's Spandauer Ufer district will soon be home to a new four-star hotel, the Hilton Garden Inn, thanks to a 20-year lease signed by the Borealis Hotel Group (BHG).
Construction work on the 267-room, 11,600 square metre property is scheduled to start in 2025. The neighbourhood project, which covers around 72,000 square metres of gross floor area, aims to bring together a diverse range of tenants. The development aims to establish a link between the river promenade and Spandau's old town.
In addition to the hotel, the development will include rental accommodation, a gastronomic offer, local services, as well as practical spaces and green areas accessible to the public. In addition to BHG, non-food discounter Woolworth has also signed a ten-year contract, while a food retailer will occupy the space for 15 years.

Sustainability is at the heart of this project. As well as generating electricity from renewable energy sources, the district includes a heating and cooling concept designed to minimise the use of fossil fuels. These commitments are also reflected in the latest calculations by external experts for ESG (environmental, social and governance) monitoring. The entire district has been designed using Building Information Modelling (BIM).
Hilton Group expands in Germany
Ranked third in the top 10 global hotel groups in 2023, the Hilton Group continues to expand its presence in Germany, consolidating its position in the hotel market. With a total of 49 hotels across the country, the new Hilton Garden Inn will join an already strong portfolio of 11 Hilton properties in Berlin, including the Hilton, Hampton by Hilton and DoubleTree by Hilton brands.
The Hilton Garden Inn brand, which currently has 7 properties in Germany, operates in key cities such as Frankfurt, Mannheim, Stuttgart and Munich. Its arrival in the German capital marks a significant step in the brand's expansion.
