Assets : Who will be the most resilient?
The economic crisis has shaken up many of the certainties in the hospitality market, and the great hotel models of yesterday will not necessarily be the winners of tomorrow.
In addition to the evolution of traditional hotel concepts, which are integrating more services to meet the new standards of the lifestyle hotel industry, new areas of the sector are emerging or being rediscovered : resorts, co-living, open-air hotels, etc.
Are the destinations in which to invest still the same ? What about coastal, mountain or secondary city destinations ?
Have investment models changed at a time when returns are being squeezed by rising land and construction costs ?
New regulations : what impact on the value of assets ?
The tertiary sector decree, RE 2025... regulations in favour of environmental preservation are multiplying, in addition to labels and local specificities.
While there is no doubt that the long-term impact on energy savings and carbon emissions will be beneficial, it is certain that all of these measures will result in an increase in construction costs in the short term, or in the capital expenditure required for renovations or upgrades.
In this context, what is the balance sheet impact of hotel investments ? Do the savings and the exit value allow these costs to be offset ?
