The Honotel Group, has acquired a new hotel in Marseille's 2nd arrondissement from AEW.
This acquisition, facilitated by Cordillera Capital, is part of the FPCI Cap Hospitality IV fund managed by Hôtel Investissement Capital. The hotel, set to reopen under the HappyCulture brand this autumn, adds to Honotel's expanding portfolio, bringing the total to 47 hotel assets under management.
"We are delighted to be reopening this hotel and we plan to make it a benchmark lifestyle hotel in Marseille thanks to the renovations that will be carried out. This is the 3rd acquisition for our Value-Add Cap Hospitality IV fund, which is still open for subscription," - Laurent Lapouille, Chairman of Honotel.
The 4-star hotel, located near the Old Port of Marseille, features 142 rooms with balconies. Planned renovations include updates to communal areas such as the lobby and breakfast room, as well as a refresh of the rooms to align with modern decoration trends.
"We are delighted to have been able to provide AEW with a rapid and concrete response thanks to the Honotel Group. Our preliminary studies had enabled us to draw up a typical profile of a future buyer, an investor-operator sensitive to the potential of this hotel. Our expertise as an operating partner and our knowledge of the local property market were decisive in our search to identify him". - Cyrille Viotte, Managing Partner of Cordillera Capital.
The transaction was managed under an exclusive sales mandate given to Cordillera Capital by AEW at the end of 2023. AEW was advised by the Chevreux notary's office, while Hotel Investissement Capital received legal counsel from Monassier & Associés, Valther, and technical advice from Artelia.
