OKKO Hotels and Vinci Immobilier: "Our commitment means that we are prepared to give up certain opportunities"

Olivier Devys, founding president of OKKO HOTELS and Jean-Luc Guermonprez, director of the hotel division at Vinci Immobilier, shared their challenges and vision for developing new projects in France at the Paris Asset Forum >hospitality 2021.

"It's a three-way marriage. You need a developer, an operator and an investor". For Jean-Luc Guermonprez, director of the hotel division at Vinci Immobilier, it is essential to act transparently with "the will to reach the end in the interests of each party" and to "create long-term value with our partners".

Knowing exactly what you want, speed and in-depth knowledge of your partners are the key elements for a relationship of trust between an operator and a developer, according to Olivier Devys, president and founder of Okko Hotels.

Olivier Devys reminds us of the importance of being very rigid in the early stages of development. "You have a development model, a concept, and you can't get out of it". For Okko Hôtel, the next steps are to move from 4-star to 3-star in order to create a "more economical product". Also, the founder of Okko Hotels has expressed his wish to establish a franchise offer from the first half of 2022 with the ambition of developing internationally.

For Vinci Immobilier, sustainable development has been one of its priorities for several years. The property developer has implemented a strong environmental strategy by achieving "50% of turnover in the rehabilitation or recycling of brownfield areas".  "This commitment means that we are prepared to give up certain opportunities". Land artificialisation is one of the group's major challenges, with the objective of "zero land artificialisation" within 10 years.

Olivier Devys emphasises, "As far as CSR is concerned, we should not be under any illusions, we will have to allocate a budget in the coming years. The environmental strategy is at the heart of tomorrow's investment issues. "We are already in the process of integrating it into our economic equations for our investment choices.
