The City’s Boundary House has been sold for £31m and could now be developed into a mix-use building

Sourced by Gerard Nolan & Partners, Boundary House Business Centre has been acquired by Austrian hoteliers Rudolf and Christian Ploberger from GR Properties UK Limited.

The building is conveniently located within the City of London on Jewry Street, at the crossroads of the traditional finance industries and the creative sectors of the East. Boundary House also provides good access to both Central London and Heathrow Airport.

The real-estate complex was sourced by hotel property advisers at Gerard Nolan & Partners, who saw potential in the building for a mix-use development, comprising a 300-bedroom hotel and complementary offices. The development should tend to the needs of workers in the City seeking short-term accommodation.

Rudolf and Christian Ploberger

This acquisition is Rudolf and Christian Ploberger’s second investment in the British capital. The first dates back to 2006, when the hoteliers acquired grade II-listed Bow Street Magistrates’ Court and Police Station, which was originally going to be converted into a 100-bedroom hotel.

In 2016, the site was sold as it was and it has since been converted into NoMad’s first European hotel: the 91-room NoMad London, designed by New York-based studio Roman and Williams, with features including a restaurant by chef Daniel Humm and restaurateur Will Guidara.

The delivery of the project

To oversee the delivery of the Boundary House project, the Ploberger appointed C1 Capital, asset managers and hotel and serviced apartment investment specialists.
