Ruby Group to open new Scottish hotel

The Ruby Group continues its ambitious European expansion plans with the future opening of a property in Edinburgh. The new hotel is expected to open its doors in the 4th quarter of 2025.

The Ruby Hotel will be located on Princes Street in the heart of the Scottish capital. It will boast approximately 300 guestrooms across 7 floors, a rooftop terrace with views over the city, and a 24/7 bar.

The establishment will consist principally of a conversion with the addition of three connected new-build structures. Hunter REIM, a Scottish real estate investment management company, has partnered with The Ruby Group for the project.

The Ruby Group currently operates 15 hotels and is set to add a further 19 to its portfolio in the coming years.

The hotel market in Edinburgh has proven to be very robust in the past, shows sustainable growth and offers a lot of potential for our concept, especially in the affordable luxury segment. We are very excited to enter the Scottish market with this great project.

Hunter REIM is delighted to be able to announce the next step in the regeneration of Princes Street in Edinburgh with the announcement of a new Ruby Hotel and associated retail development at 104 -108 Princes Street. We believe we can deliver a significant improvement in the streetscape in Princes Street and, importantly, retain some retail space as part of the development.
